Property Owners Accuse AirDXB of Mismanagement and Lack of Transparency

Disturbing complaints have begun to pile up against AirDXB, a Dubai-based property consultancy that promises hassle-free, short-term rentals. Landlords on reddit platform say their units were mismanaged and their questions brushed aside, leaving them with mounting doubts about where the money really went.

Homeowners who signed on for what AirDXB billed as a turnkey solution now describe sleepless nights, unanswered emails, and unexpected losses that chipped away at their savings. The firm routinely plugs itself as a one-stop shop for listings on Airbnb, Booking.com, and similar sites yet reportedly shares precious little information once the contracts are inked.

A common thread in the complaints involves alleged discrepancies in income reporting. Several users say that AirDXB withholds actual booking data and instead provides unverifiable reports generated through an internal system. “They never gave me access to Airbnb or Booking.com,” one user said. “They only sent screenshots from their own dashboard which I could not verify. When I asked for receipts from real platforms, I got nothing.”

Another frequent complaint revolves around AirDXB’s communication practices. Multiple users report an inability to reach the company by phone and describe emails going unanswered for weeks. One property owner said, “They never respond. It’s as if they disappear after signing you up.”

Some property owners claim they were locked into rigid contracts with stiff penalties for early termination. One user alleged being “harassed with legal threats” when trying to exit the agreement. Others say they were charged large sums for renovation work without consent or prior consultation, with no means of recovering the funds.

In one instance, a disgruntled landlord claimed to have gathered over 200 fellow clients who share similar experiences and are now considering legal action. “We’ve been wronged and misled. It’s time we coordinate and look at our legal options,” he said.

Further allegations suggest that negative reviews about AirDXB posted online are being actively removed, often following legal warnings sent to reviewers. “They threaten anyone who speaks up,” a user said, noting that posts vanish within days of going live.

While short-term property rental remains a booming sector in Dubai, these allegations shine a light on potential gaps in regulation and enforcement in the property management space. With many owners living abroad or relying on third parties, trust becomes a cornerstone of such arrangements. For now, clients of AirDXB are urging others to exercise caution and demand full platform access and transparency before entering into any agreements.

As discontent among property owners grows, pressure is mounting on consumer protection authorities and regulatory bodies to investigate and, if necessary, take corrective action.
